There is no set definition within the UK Construction
industry as to what small building works, or minor building works are.
The terms can cover a wide range of
construction work including alterations, refurbishments, house extensions, loft
conversions, repairs and maintenance.
The home improvement market is one of the fastest growing sectors of the UK construction industry according to government and industry sources worth around £12bn a year.
Good news for builders is the growing rise in do-it-for-me because of a lack of experience amongst the younger generation and the increasingly hectic lifestyle of consumers. Additionally, rather than moving to a bigger house, many people are choosing to invest in their existing property with alterations, extensions, or loft conversions
There are generally two terms used within the construction
industry to describe building works; they are either 'major works', larger
scale projects, or 'small works' and 'minor works', for smaller building jobs.
For contractual purposes, small and minor works are
primarily jobs that have a value of less that £250,000, are simple and straightforward
projects that should not last more than twelve months and where the client is
responsible for procuring the design and any drawing, or specifications.
