This contract type is more detailed and has more extensive control procedures than Minor Works Building Contracts, but it is less detailed than Standard Building Contracts. It can be appropriate for projects that are procured via both the ‘traditional procurement route’, or ‘conventional method’ and can be used by both private and public employers.
The intermediate type of building contract is used it is for building works are relatively simple and straight forward using basic trades and skills without building services installations of a complex nature, or other specialist works.
With the Intermediate building contract all the works are generally designed by, or on behalf of the employer and the employer supplies the contractor with drawings and bills of quantities, a specification, or works schedules.
When using the Intermediate Contract a contract administrator such as the architect, or consultant would be used to administer the conditions of the contract.
Intermediate Building Contracts are generally based on a lump sum value with monthly interim payments unless otherwise agreed.
